Jeff Klam Experience

During 15 years of work with the Seventh-day Adventist Church, Jeff first worked in accounting, with responsibilities for insurance and risk management across 165 churches, 34 schools, 3 pre-schools, and related institutions in the Northern California region. He moved to British Columbia to became the Treasurer/CFO of the British Columbia Conference where he was responsible for all financial aspects of the charity and its 100 local churches, 13 schools, book and food store, campground and summer camp. This included managing third party rentals of various owned buildings as well as leases by the charity of facilities owned by others. Jeff also oversaw a team of auditors who worked with each constituent entity, oversaw all risk and insurance matters, budgeting, long term planning, and government filings.

A major part of Jeff’s responsibilities involved dealing with the real estate operations of the charity. Institutional real estate projects and transactions completed under Jeff’s direction included:

Responsible for development planning for the $10 million regional headquarters building project through development permit stage for the Seventh-day Adventist Church (British Columbia Conference). ​(location link)

The current building is an old church converted to an office building. The new building will have professional office space, space for the book store, and additional commercial space to generate income. Post and beam structure designed for 100 year durability. ​

Negotiated sale to the Crown of a portion of Juan Da Fuca (Sooke) church land for highway widening. (location link)

11 Lodge Drive, Clearwater, BC  ​

Negotiated purchase of church in Clearwater, BC from Church of Jesus Christ of Latter-day Saints. Nice little two story building that the congregation was able to renovate and put into use.

983 Pandora Ave, Victoria, BC

Negotiated sale of 1949 property for a 15 story residential tower. Got involved and increased sale price from $1.7 M to $3.6 M by discovering the potential density of project. Prepared way for a new church project on Chatterton Way, Victoria.​

Negotiated sale of development property for the church. The deal was somewhat complex because the adjoining land would be redeveloped by the seller for a new Adventist regional church headquarters:

  • Negotiated land use agreement on adjacent owned property for contractor’s use during construction. Buyer handled all trees on SDA lot at developer’s cost, preparing the site for future SDA development​.
  • Negotiated favorable easements and shared access between developments​.
  • Negotiated no cost of upkeep for shared road maintenance or snow removal for charity in perpetuity. ​

This is the site under construction for The Rex by Pacific Cove Properties. This purpose built rental apartment and CRU project next to McCallum Rd Exit on Hwy #1. will add needed rental units near the University of the Fraser Valley Abbotsford campus.​ https://therexliving.com/
